A house with a pool near Rio's beaches: where to look, and why it is so rare
Ipanema and Leblon are neighbourhoods of apartment buildings: you will find penthouses with pools there, almost never a house with a garden. The real houses are on the hills around them. Here are the four options, plainly, with what each one costs and what each one demands.
Why there are almost no houses in Ipanema or Leblon
The Ipanema and Leblon seafront filled up with apartment buildings from the 1950s onwards; the few remaining houses sell for tens of millions of reais and are not rented out. What listing sites call a 'house' in Leblon is almost always a penthouse or a duplex: an apartment, in a condominium, with a terrace pool.
And the condominium weighs more and more. Since the Superior Court of Justice (STJ, Second Section, REsp 2.121.055) ruling of 7 May 2026, a residential building can require a two-thirds vote of the owners' meeting to allow short-term rentals; one building on the Ipanema seafront has already obtained a ban on stays under thirty nights and on more than six occupants. In practice: the doorman screens your visitors, and an owners' meeting can cancel a booking made six months earlier.

What you gain and what you give up, area by area
The Ipanema or Leblon penthouse puts the beach and the restaurants at the foot of the building, and that is irreplaceable. In exchange: no garden, a terrace pool that is often unheated, building rules, and the new risk that a condominium shuts the rental down.
The forest house above Leblon offers quiet and a sweeping view. But the beach is twenty minutes by car, Ubers hesitate to come up at night, and you live in a bubble.
The Joá or São Conrado villa is the postcard mansion, with infinity pool and staff. It is also the most expensive and the furthest away: Leblon is on the other side of the tunnel, and nothing is done on foot.
Vila Oriba, at the foot of Vidigal, is the middle option: a real house with a garden, a breathtaking ocean view, a heated pool, a beach on foot and Leblon five minutes by car, for a budget four times lower than the Joá villas. It comes with stairs and a seven-minute walk up, and it sits in a working-class neighbourhood, pacified since 2011, which we describe plainly on its own page — but the neighbourhood taxis (WhatsApp group) and moto-taxis drop you right at the door.
The questions to ask before booking, wherever you book
- Is the pool private, and heated? An unheated terrace pool is unusable from June to September.
- Does the condominium allow short-term rentals, and has it voted on it? Ask in writing.
- Can you have day visitors? Many buildings refuse them.
- How many floors, and is there a lift, or stairs?
- Is the advertised walking distance real? Ask for the walking time to the sand, not the straight-line distance.
- What noise at night: avenue, bar, building site?
And where Vila Oriba fits
To be transparent: Vila Oriba is a detached house with a garden at the foot of Vidigal, between Leblon and São Conrado, with a head-on view of the ocean and the Cagarras islands from the living room, the garden, the pool and the upstairs suite. Nine guests in four en-suite spaces, a private pool heated to 28 °C all year, Vidigal beach a seven-minute walk away, Leblon five minutes by taxi, $690 a night for the whole house. You are not within walking distance of Ipanema, and the house is built on several levels linked by stairs. Your guests are welcome during the day, up to ten people in the house in total, with 24 hours' notice.
Frequently asked questions
Are there houses to rent in Leblon or Ipanema?
Almost never. These neighbourhoods are built of apartment blocks; what is offered as a 'house' there is usually a penthouse or duplex in a condominium. Detached houses for rent are on the neighbouring hills: Alto Leblon, Joá, São Conrado and lower Vidigal.
How much does a villa with a pool in Rio cost for 8 or 9 people?
On 1 November 2026 the major platforms showed $1,400 to $2,500 a night for a four-suite penthouse in Ipanema or Leblon, $2,600 to $6,200 for a villa in Joá, and $690 for Vila Oriba, a four-suite house in Vidigal, outside holidays and major events.
Is Joá far from Ipanema and Leblon beaches?
Fifteen to twenty minutes by car outside rush hour, via the Elevado do Joá, and much more at peak times. No beach is reachable on foot; the nearest is São Conrado, by car.
Can a condominium ban my short-term rental in Rio?
Yes. Since the Superior Court of Justice (STJ, Second Section, REsp 2.121.055) ruling of 7 May 2026, repeated short-term letting of an apartment in a residential building requires a two-thirds vote of the owners' meeting; one Ipanema building has already banned stays under thirty nights. A detached house is not affected.
Which area gives you a private pool and the beach on foot?
The only options with both are the Ipanema or Leblon penthouse (terrace pool, in a condominium) and lower Vidigal (house with garden, Vidigal beach seven minutes away). Joá and the Tijuca forest have the pool but not the beach on foot.
